Support for Estate-Level LAND Transactions in The Sandbox Marketplace

Background

Currently, all LAND trades are limited to single 1x1 parcels.
Estate-level sales (e.g. 12x12, 24x24) require risky external methods like OpenSea private listings.

This presents issues such as:

  • High fraud risk
  • Complexity from managing hundreds of transactions
  • Inaccurate price representation of full estates

We propose adding official Estate bundle listing and transaction support within The Sandbox’s marketplace.

Suggested features:

  • Allow grouping of LANDs into estate bundles
  • Sell via one transaction to a specific wallet (private listing option)
  • Optional escrow support or fulfillment via Seaport

  • Reduce friction in premium LAND sales
  • Help revive estate-level trading
  • Enhance user trust & safety in high-value transfers

Without this feature, both buyers and sellers are disadvantaged.
(And since NFT Trade IO is ending its service, there is no alternative.)

I recommended a large land purchase to an acquaintance, but there is no way to purchase it.

Couldn’t agree with this more.

That said, it seems like something they would have done if they could, so it may be useful to ask them why they haven’t done it yet.

Very good idea and long waited features of the market place. Remy former responsible of lan sales said that TSB was working on it but that was already months ago.

Yes please. Huge amount of friction dealing with more than 1x1 sizes.

even trying to buy a 2x1 or a 3x3 … this is way too hard right now. we should be making it way easier for whales who want to invest heavily.

DCL is really good at real estate transactions. Why isn’t our sandbox working??? Is it because we didn’t make it?

This seems like a great SIP to me, based upon community feedback, so far.

The current Sandbox marketplace only allows single LAND (1x1) transactions. However, many holders and investors own LANDs in larger estate units such as 3x3, 6x6, 12x12, or 24x24.
The lack of official support for estate-level trading causes multiple issues:

If seaport has the functionality that seems like the best bet, but would highly recommend asking the team why it hasn’t been done yet. Do we have a contact from the smart contract team @theKuntaMC ?

@shont Thanks for bringing this to our attention, and it is indeed a big question mark why this is not possible for years now… Bundle sales were discontinued by OS once, but it seems it’s possible again with OS2. Just not sure if there is a limitation on how many NFTs can be bundled into one sale, back then it was 20 and this would only allow S-Estates, and M-Estates already would need to be split, which is not a solution.

I truly hope TSB LAND Team can make this happen directly on their MAP frontend for users.

  • As of now, no official support for BNB/Base or other chains for these NFTs, but technically feasible in the future.

If I think about it, distributing SAND and LAND doesn’t seem like a very difficult task.
